Do I need a new roof, or can it be repaired?
Often it can be repaired. Many leaks come from flashing at a chimney, wall or vent, a few damaged shingles, or a failed pipe boot. If the shingles are still in reasonable shape, fixing the actual problem is usually the right call. If the roof is worn out across the board, patching it just delays a bigger bill, and we will tell you that.
Have a leak but the roof still has life. What if I need a new roof later?
The full cost of your roof repair is credited toward a future roof replacement on the same home, with no expiration. It applies to any roof type (shingle, flat or metal), with no minimum repair amount, and the repair itself carries our 5-year workmanship warranty. So choosing the repair today does not cost you anything toward the roof you may need later. Details are in your written proposal.
What will it cost?
The evaluation and written proposal are free. The price depends on what the roof actually needs, so we evaluate first. Your written proposal spells out the scope and price, including how hidden decking damage is handled, before any work starts.
What is the roof measurement report and 3D design?
For roofing projects, along with the free evaluation and written proposal, you get a free roof measurement report and free 3D designs showing what your house could look like. You can see the result before you decide.
What are signs my roof has a problem?
Water stains on ceilings, damp or musty attic areas, missing or lifted shingles, granules collecting in gutters, soft spots when walking the roof, and rotted fascia or soffit at the roof edge.
Will you replace rotted roof decking?
Yes. Rotted decking is often found once old shingles are removed. We show you what we find and explain how it affects the price before the extra work is done.
Can you look at a leak around my chimney?
Yes. Chimney flashing is one of the most common leak points we see. Sometimes it needs new step and counter flashing; sometimes it needs more than that. We look first, then recommend.
Is there a warranty?
Yes. Roof repairs and roof replacements are both covered by a 5-year workmanship warranty, subject to the terms of your project agreement. Manufacturer warranties on materials are separate. On top of that, the full cost of a roof repair is credited toward a future roof replacement on the same home, with no expiration.
How long will it take?
It depends on the scope. Your written proposal includes a realistic schedule, and we keep you updated if weather or hidden damage changes it.
